Woodberry Down Phase 5 Consultation

PHASE 5

Phase 5 covers the south-east corner of the Woodberry Down site, near to the East Reservoir and to the south of Seven Sisters Road and is the last southern parcel of the Masterplan.

We’re excited to share this next phase of Woodberry Down’s regeneration as we develop detailed plans for Phase 5.

The Masterplan for Phases 5 to 8 was approved by Hackney Council in October 2025 and builds on the work done to date. It also includes the demolition of the existing blocks in these phases.

The Masterplan sets out some principles for the final phases of Woodberry Down including, but not limited to:

Around 3,083 new homes, targeting 43% affordable across all phases (1,325 homes)

A commitment to providing ‘Shared Equity of View’ so that some new homes across every tenure benefit from the same views across the water and landscaping

Almost 3.5 acres of public open space

Existing trees retained where possible, with over 400 new trees planted

Up to 950 sqm of community facilities

More than 2,000 cycling spaces

New football pitch and multi-use games area (MUGA) for sports and activities

We are now consulting on the detailed proposals which will form part of a Reserved Matters Application, and we’d love to hear your feedback.

We held our first stage of consultation for Phase 5 from November to December 2025, when we gathered feedback on early ideas for landscaping. Thank you to everyone who took the time to give us your views, which have helped us to refine the designs.
