Welcome to the consultation website for Woodberry Down Phase 5.

Woodberry Down is one of London’s landmark regeneration projects. We are now consulting on proposals for Phase 5, within the context of the wider masterplan, which are set out on this website.

Consultation events

The first round of consultation took place in December 2025, including pop-up events, leafleting and a webinar, which you can read about here. We are now starting the second round of consultation – so come and share your views with us.

DEVELOPMENT TIMELINE

2009–2015: Phase 1 (1,433 homes / 566 affordable)

Delivered five Kick Start Sites with HCA grant funding for affordable homes.

2011–2021: Phase 2 (884 homes / 321 affordable)

New homes and green spaces south of Seven Sisters Road, including Spring Park and local shops.

2021–2025: Phase 3 (584 homes / 243 affordable)

New homes, a 2-acre park, commercial/community buildings, and improved connections.

2025–2031: Phase 4 (511 homes / 222 affordable)

Next construction phase includes a new central square and 1,215sqm of commercial/community space.

Winter 2025: Phase 5 - Where We Are Today

Post-Masterplan approval, Berkeley Homes, working with the Partnership are preparing the Reserved Matters Application for Phase 5 – the last southern parcel.

Hackney Council Provides strategic leadership, planning oversight, and commitment to ensuring existing residents benefit from regeneration.

Berkeley Homes Responsible for the design and construction of new homes, public spaces, and commercial areas.

Notting Hill Genesis Manages affordable housing and supporting existing and new residents throughout the redevelopment.

Woodberry Down Community Organisation (WDCO) Represents residents’ voices and ensures that the community is at the heart of decision-making.

Manor House Development Trust (MHDT) delivering social, cultural and community programmes to strengthen local connections and opportunities.
